Parking Lot Paving Services in Toronto & the GTA
A parking lot takes more punishment than almost any other surface on a commercial property: daily traffic, heavy vehicles, and Ontario’s freeze thaw cycles all work against it at once. Empire Paving has designed and built parking lots across the Greater Toronto Area since 1976, giving property managers, developers, and business owners over 50 years of hands on experience with what actually holds up under GTA conditions and what fails within a season or two.
Why Parking Lot Paving Is Different From a Standard Driveway
A parking lot has to handle sustained vehicle weight, turning and braking stress at entrances and stalls, and drainage across a much larger surface area than a residential driveway. That means the base preparation, asphalt mix, and compaction standards need to match the actual traffic load your property sees, not a one size fits all approach. Our crews assess soil conditions, expected traffic (passenger vehicles versus trucks and loading equipment), and drainage before recommending a specification for your project.
Tailored to GTA Conditions
Ontario’s freeze thaw cycles, snow load, and spring rainfall accelerate pavement failure faster than in most parts of North America. We build with asphalt mixes and base depths suited to local weather rather than a generic national spec, with particular attention to drainage design so water doesn’t pool and undermine the sub base over winter.
Parking Lot Services We Offer
- New asphalt installation: full-depth construction for new lots and expansions.
- Full replacement and reconstruction: removal and rebuild when the base has failed, not just the surface.
- Overlay and resurfacing: a new asphalt layer over a sound existing base, when full reconstruction isn’t needed.
- Parking lot expansion: new asphalt sections tied into an existing lot’s grade and drainage.
- Custom layouts and striping: stall configuration and line marking, including AODA compliant accessible stall layouts.
Our Paving Process
- Site inspection and consultation. We assess soil conditions, drainage, and expected traffic load, then scope the project and provide a written estimate.
- Excavation and base preparation. We excavate to the required depth and compact a granular sub base, the step that determines whether a lot lasts 10 years or 25.
- Asphalt application. Mix and layer thickness are matched to your property’s traffic load, heavier for loading docks and truck routes, lighter for standard parking stalls.
- Compaction and finishing. Proper compaction density is what resists rutting, cracking, and water infiltration over Ontario winters.
- Line marking and signage. Stall layout, fire routes, and accessible parking are marked to meet AODA and municipal requirements before the job is considered complete.
Built to GTA Benchmarks
Ontario municipalities and paving engineers generally reference specifications like 75 to 90mm of asphalt over 200 to 300mm of compacted granular base for standard commercial parking (often a fine graded HL3 surface mix over a coarser HL8 base mix), stepping up to 100mm or more of asphalt over a 300mm+ engineered base for heavy duty areas like loading docks and truck routes. Base compaction matters as much as asphalt thickness: an under compacted sub base is one of the most common reasons a parking lot fails early. Our crews assess your site and recommend the specification appropriate to your traffic load and soil conditions, in line with these general GTA benchmarks and Ontario Provincial Standard Specifications (OPSS) for asphalt paving.
Long-Term Performance and Maintenance
With proper installation, base preparation, and regular maintenance, asphalt parking lots typically last 10 to 15 years at minimum, and up to 30 years in well maintained, lower traffic applications. We offer ongoing maintenance services, including pothole patching, crack sealing, and asphalt milling, to extend the life of your existing lot and catch problems before they require a full replacement.

We build and maintain parking lots for shopping plazas and retail chains, warehouses and distribution centres, medical facilities and educational campuses, office buildings and business parks, apartment complexes and condominiums, and churches and community centres. Frequently Asked Questions
How long does an asphalt parking lot last? With proper installation and regular maintenance, asphalt parking lots typically last 10 to 15 years at minimum, and up to 30 years depending on traffic volume, climate exposure, and how well the pavement is maintained.
What are the signs my parking lot needs repaving? Widespread cracking, drainage issues or standing water, and frequent potholes are the main signs it’s time for resurfacing or replacement rather than spot repairs.
Can an existing parking lot be expanded? Yes. New asphalt sections can be tied into an existing lot’s grade and drainage to add capacity without rebuilding the whole surface.
How long does a typical parking lot paving project take? Most paving jobs are completed within a few days, with scheduling built around minimizing disruption to your business or property.
Do you handle line painting and accessible parking compliance? Yes. We provide full line marking services, including AODA compliant accessible stall layouts and signage.
