What Parking Lot Resurfacing Is (and Isn’t)
Parking lot resurfacing, also called an asphalt overlay, is the process of placing a new layer of asphalt over an existing parking lot once any failed material has been removed. It is a structural repair, not just a cosmetic one: a properly installed overlay adds real asphalt thickness back to the pavement, unlike a seal coat, which only protects the surface and adds no structural strength.
Resurfacing sits between two other services. If your lot only has isolated cracks or potholes, ongoing asphalt repair and maintenance is usually the right call. If the base has failed or you need a lot built from scratch, that falls under parking lot paving and full-depth construction. Resurfacing is the option in between, for a lot whose surface has aged out but whose base is still doing its job.
This service is built for commercial, industrial, institutional, and municipal properties: plazas, business parks, warehouses, schools, and municipal lots where downtime has to be managed around tenants, staff, students, or the public.
What’s Included
- Asphalt milling: removing the worn top layer of existing pavement, typically one to two inches, to correct curb reveal and drainage grade and give the new asphalt a clean surface to bond to.
- Crack and joint preparation: sealing and leveling problem areas in the existing pavement before overlay so they don’t reflect through the new surface within a season or two.

- Drainage and curb reveal correction: adjusting catch basin heights and curb lines where prior overlays have reduced clearance, so water keeps draining the way it’s supposed to.
- Line striping and layout restoration: repainting lanes, stalls, and accessible parking markings once the new surface is down.
Our Resurfacing Process
- Assessment. We inspect the surface and probe the base to confirm resurfacing is the right fix, not a repair, and not a sign the lot needs full reconstruction instead.
- Milling. Where the surface calls for it, we mill off the deteriorated top layer of asphalt to restore proper curb reveal and drainage grade and to expose a sound bonding surface for the new layer.
- Base and crack preparation. Any isolated weak spots in the base are corrected, existing cracks are sealed and leveled, and the surface is cleaned and tack coated so the new asphalt bonds properly instead of delaminating later.
- Overlay and compaction. New asphalt is placed at the thickness the site calls for, factoring in traffic volume and drainage, and compacted in passes to the density that gives it long-term strength.
- Finishing. Once the surface has cured enough for traffic, we restripe lanes, stalls, and accessible parking to meet layout and signage requirements.
Warning Signs You Need Resurfacing
- Widespread, shallow cracking spread across large sections of the lot, rather than a handful of isolated cracks
- A dull, faded, and rough surface that has lost its original depth and texture
- Minor potholes and raveling (loose stone and crumbling edges) scattered across the lot rather than concentrated in one spot
- Standing water in low areas caused by a worn, uneven surface rather than a failed base or blocked drainage
Resurfacing is not the right fix for every lot. Deep alligator cracking that extends down to the base, potholes that expose crumbling or saturated base material, or a lot that has already been overlaid once and is now losing curb clearance are all signs that full reconstruction, not another overlay, is what the pavement actually needs. When to Resurface
Ontario’s freeze-thaw cycles mean asphalt work goes best from late spring through early fall, when ambient and base temperatures allow the new material to compact and cure properly. Scheduling resurfacing before the surface fully deteriorates protects the base underneath it: a lot resurfaced while its base is sound can add years of service life, while waiting too long often turns a resurfacing job into a full reconstruction. With regular maintenance, a well-built asphalt surface can last 10 to 15 years at minimum and up to 30 years depending on traffic and climate exposure, and resurfacing is typically what extends a lot into that upper range.

How do I know if my parking lot needs resurfacing or full replacement?
It comes down to the base underneath the surface. If the base is still stable and the damage is limited to the top layer, such as widespread shallow cracking or a worn, faded surface, resurfacing is usually enough.
