Top Signs Your Driveway Needs Asphalt Patching or Replacement

by | Blog | 0 comments

Asphalt driveways are built to last, but like any surface exposed to the elements, they wear down over time. Knowing when your driveway needs patching—or when it’s time to replace it entirely—can help you avoid costly damage and maintain safety and curb appeal.

Below are the most common signs to look out for:

1. Cracks Are Spreading

Hairline cracks are normal as asphalt ages, but if you’re seeing wide or deep cracks forming—or several cracks connecting—it’s time to take action. Left untreated, cracks allow water to seep below the surface, weakening the base layer and leading to bigger problems.

What to do:

  • Small cracks: A professional patch may be enough.
  • Extensive cracking: Consider full replacement to prevent long-term damage.

2. Potholes Are Starting to Form

Potholes are more than a nuisance—they’re a safety hazard. When the base layer of your driveway weakens due to water infiltration or freeze-thaw cycles, it causes the surface to collapse.

What to do:

  • Isolated potholes can be patched.
  • Multiple or large potholes usually indicate sub-base failure, which calls for full replacement.

3. Surface Looks Faded or Brittle

If your driveway has turned grey and looks dry or brittle, it may be oxidized. This happens when UV rays and weather strip the asphalt of its natural oils. Over time, this makes the surface more prone to cracking and structural damage.

What to do:

  • If caught early, resurfacing or sealcoating may extend its lifespan.
  • If fading is accompanied by crumbling or flaking, replacement may be the better option.

4. Water Is Pooling in Certain Areas

Standing water is a red flag. Your driveway should be properly graded to allow for water runoff. Pooling water typically means there’s been some structural shifting or subsurface failure.

What to do:

  • Minor depressions can be leveled with a patch.
  • Widespread drainage issues often require excavation and repaving.

5. Edges Are Crumbling

Asphalt edges take a beating, especially if your driveway lacks proper support or sees heavy traffic. Crumbling edges are often the first sign of weakening materials and base erosion.

What to do:

  • Reinforce or recompact edges if the damage is minimal.
  • If edge deterioration is widespread, repaving is usually necessary.

6. Your Driveway Is 20+ Years Old

Age matters. Most asphalt driveways last 15–25 years depending on traffic, weather conditions, and maintenance. If your surface is nearing the end of its expected lifespan and showing visible damage, it may no longer be cost-effective to continue patching.

What to do:

  • Consult a contractor to evaluate whether patching or full replacement offers better value long term.

7. You’ve Had Repeated Repairs

If you’ve patched the same areas year after year, the underlying problem likely hasn’t been addressed. Repeated patching adds up in cost and often provides only short-term results.

What to do:

  • Evaluate the full condition of the sub-base and drainage.
  • In many cases, complete removal and replacement is more efficient and cost-effective.
